Booking Conditions

Dubai-rentals.com acts as booking agents for the owner or owner's agent of the properties offered for rental. We do not act as rental agent or travel agent. The rental contract will be between you (the renter) and the property owner or owner's agent. Dubai-rentals.com cannot be held responsible for any property management issues. Any issues must be taken up with the property owner or owner's agent.

Dubai-rentals.com is a trading name of Nixon Property Developments Ltd. In these booking conditions “we” and “us” means Nixon Property Developments Ltd.

Dubai-rentals.com accepts advertisement details from property owner or owner's agents in good faith and cannot be held responsible for any errors or omissions within property descriptions.

How to Book

Upon receipt of a booking request dubai-rentals.com will confirm availability and price after checking availability with property owner or owner's agent. If you are happy with the confirmation, you must pay the booking deposit to confirm your booking. Upon receipt of the deposit payment, dubai-rentals.com will reserve the property and confirm this to you by e-mail. Once the final balance is paid, we will issue a rental voucher which must be presented upon arrival at the property. Please note that a property is only confirmed once a deposit has been paid and we confirm the rental to you.

Payment Terms

For rental periods under 4 weeks;

A booking deposit of 25% of the total rental must be received by dubai-rentals.com before a booking can be confirmed. The remaining balance must be fully paid within 6 weeks prior to the start date of the rental. Dubai-rentals.com reserve the right to cancel a booking should we not receive payment by this deadline. For bookings within 6 weeks of the rental period, then the full rental amount is required before a booking can be confirmed. Cancellation charges may apply – see cancellation.

For rental periods over 4 weeks;

A rental deposit equivalent to 4 weeks rental will be required to confirm a booking. Payment is required upfront for subsequent months.

Changes to booking

If for any reason it proves necessary for us to make a change in your booking by reason of the unexpected withdrawal of the property by the owner or owners agent, or by reason of or for some other reason including overbooking, we will endeavour to make an alternative booking, or failing this we will refund to you any monies paid by you. Nevertheless, we shall be under no further obligation or liability in this respect.

Cancellation

Cancellations must be made in writing or via e-mail to dubai-rentals.com. Cancellation charges are applicable as follows;

2 Weeks to 4 weeks      75% of total rental.
Less than 2 weeks        100% of total rental.

* Notice period relates to number of weeks prior to rental start date as shown on rental confirmation.
You may be able to claim for all or part of the above costs (depending on the reason for cancellation) from your insurance company.  Please ensure you have adequate cancellation insurance in place.

Insurance

Dubai-rentals.com strongly advise that you take out adequate travel insurance for all members of your party. We cannot be held responsible for consequential loss as a result of non performance of property owner or owner's agent.

Other Conditions

Dubai-rentals.com neither own nor operate the rental property, and your occupation of the property is subject to any conditions and regulations imposed by the owner or owner's agent. You are obliged to keep the rental property and all fixtures, fittings and furnishings in the same state of repair and condition as they were in at the commencement of the rental and to ensure that the property is left reasonably clean and tidy at termination of the rental. In default of such obligation, you are obliged to reimburse the owner against any costs incurred by the owner in remedying such default. The property owner or owner's agent reserves the right to charge for damage, breakages or cleaning
The property owner or owner's agent reserves the right to enter the property for inspection. The owner or owner's agent also reserve the right to appoint access to contractors to undertake repairs if necessary.
Only the persons stated on the booking form are permitted to use the property during the rental period. The property owner or owner's agent reserves the right to terminate the contract if persons other than those on the booking form be discovered residing in the property. The property owner or owner's agent reserve the right to revoke a booking if the property is deemed to be unsuitable for rental applicants. The property or any part of must not be sub-let without the written permission from the owner or owner's agent.

You are responsible for ensuring that all persons on the booking form show consideration to other persons and do not cause annoyance or disturbance within a property or community and abide by community rules, regulations and byelaws.

Our responsibilities to you

The rental voucher will confirm rental start and finish times and instructions for collecting keys, emergency contacts and departure instructions.

Governing Law

This contract is governed by English Law under the jurisdiction of the English legal system. The maximum liability to us under this contract is limited to the total rental value of the property.
